A climate-responsive landmark in Business Bay merges vertical ecology, spatial innovation, and high-performance design to redefine the future of workplace architecture.

Lumena, a supertall tower envisioned for Dubai’s Business Bay, represents a forward-thinking approach to high-rise design, where environmental responsiveness and spatial quality converge into a new paradigm for office architecture. Designed by gad as lead architect, the project emerges from an international competition as a landmark poised to redefine the identity of one of the Middle East’s most dynamic urban districts.
Situated along Sheikh Zayed Road, the tower occupies a strategic site within Dubai’s dense commercial core. The design responds to both its prominent urban context and the environmental challenges of the region, proposing a “localized” architectural language that integrates climate sensitivity with a strong formal identity.

At the heart of the project lies a cross-shaped floor plan, combined with an off-centered core. This configuration reduces the perceived mass of the tower while maximizing panoramic views and daylight access across 270 degrees. The resulting spatial quality enhances both user experience and environmental performance, creating workspaces that are open, luminous, and deeply connected to their surroundings.
A defining feature of Lumena is its integrated system of sky gardens and vertical greenery. Rather than applying greenery as a superficial layer, the design embeds landscaped terraces within structural gaps, maintaining façade integrity while introducing a continuous ecological presence throughout the building. These staggered vertical gardens act as transitional zones between interior and exterior, fostering microclimates that mitigate heat and improve comfort in Dubai’s extreme conditions.

The project adopts a segmented vertical strategy to optimize both function and value. The podium is conceived as a vertical garden, transforming limited ground space into a layered public realm that connects seamlessly with urban flows and transit systems. The mid-levels accommodate exclusive amenities, including clubs and fitness facilities, with cantilevered platforms extending spatial experiences outward. At the crown, the “Cloud Theater” offers an expansive, immersive venue for events, merging skyline views with a unique architectural identity.
Environmental performance is central to the design. Shaded outdoor spaces, natural ventilation strategies, and integrated greenery contribute to a cooler microclimate, while commercial areas are interwoven with outdoor dining and transitional zones to enhance usability and economic efficiency.

Internally, Lumena redefines the office environment through flexibility and experiential richness. Separate circulation systems, dedicated lobbies, and a clear hierarchy of spaces ensure privacy, efficiency, and a sense of arrival. A range of office typologies accommodates diverse users, aligning with contemporary demands for adaptable and high-quality work environments.
As a collaborative effort involving international teams, the project also addresses the complexities of constructing a supertall building in a global context. Structural innovation, coordination efficiency, and design precision are key to its realization.
Lumena ultimately stands as a synthesis of architecture, ecology, and technology—an urban landmark that not only shapes the skyline but also proposes a new model for sustainable, experience-driven office design in extreme climates.
